Services

Design 1 is a full service architecture firm providing guidance from initiation of the project through documentation of the built work.  There are generally 5 steps in the process, although in some cases these steps may be combined depending on the scale and scope of work.

Pre-Design

This stage involves the gathering of information related to the project.  The project goals and requirements are established along with site selection.  Another important step is establishing a budget for the project and whether the project will be bid to multiple contractors or if a contrator will be selected without a bidding process.

Schematic Design

A concept for the design is developed and represented through a series of rough sketches, diagrams, and models.  The general arrangement of spaces and building location on the site are determined as well as exterior elevations.  The owner and architect review how well the goals of the project are met by the design and the owner approves these drawings before proceeding to the next step.

Design Development

Drawings include more detail to depict additional elements of the design.  Plans are drawn with refined room layouts and sizes and key elements of the design are expressed in greater detail.  Major building materials and systems as well as some finish materials are identified.  The owner will review and approve drawings at the end of this step.

Construction Drawings

At this stage of the design detailed drawings and specifications are developed which will be used for bidding and ultimately construction of the building.  If the project will be bid to multiple contractors the architect will assist in preparation of a bid package which outlines all of the elements involved in the project.

Construction Administration

The architect assists the owner in making sure the project is built to the plans and specifications.  This includes site visits to observe construction, review and approve the contractors application for payment, and keep the owner informed of construction progress.  The contractor is responsible for determining what methods and techniques will be used to build the project.
